California, New York, New Jersey, Oregon, Washington, New Hampshire, Vermont (and Washington, DC) are not yet open for listings. These jurisdictions have statewide just-cause / good-cause eviction regimes, rent-stabilization rules, or unusually complex notice requirements where generic guidance risks misleading landlords. Platform-wide, listings are month-to-month with at least 30 days’ written notice ending at month-end. For tenants, 30 days meets or exceeds every open state’s minimum. For landlords, it satisfies every open state except Georgia, Delaware and Maryland (60 days), Hawaii (45 days), and local rules like Chicago’s tenancy-length tiers and Portland, Maine’s 90 days — in those places the longer legal period controls. In Colorado (our serviced state), the 11.75-month maximum stay keeps a single tenancy below the 12-month thresholds that trigger the 91-day notice tier and HB24-1098 for-cause protections; because those attach at 12 months of cumulative residency, landlords who renew the same resident should track total time in the home rather than assume each term resets the clock.
