Month-to-month, no fixed term; $487.5 deposit (half a month's rent). Six bedrooms share one full bathroom; the household keeps it clean between everyone. Live video showings are free; in-person showings are $25, credited toward your deposit if you take the room.

About this room

A cozy, light-filled room on the third floor, previously a home yoga studio — and it's kept that calm, restorative feeling. It looks out over the garden, and on clear nights you'll catch the full moon rising right from your window. It comes furnished with a twin bed, a desk and chair for working or studying, and a generous closet with a built-in dresser, plus extra storage so everything has a home.

One honest note: as a top-floor room, it runs hot in the height of summer and doesn't have AC. But it's set up to stay comfortable — the windows open wide to pull in cool evening and night air, blackout shades keep the sun and heat out during the day, and a fan is provided. Many housemates find the top-floor quiet and the treetop garden views make it their favorite room in the house.

The home

A historic house in Denver's Cheesman Park where Kristin lives with her family and rents the extra furnished bedrooms to roommates. Everyone shares the kitchen, the one bathroom, the living areas, the laundry, the yard and the front porch. The household splits the utilities and internet and goes in together on a housekeeper for the common areas; roommates share food and often cook together. The rooms are thoughtfully furnished — Kristin is an interior designer — but it's a real shared home, not a managed rental. House rules

• We each wash our own dishes, take out the trash, and keep the kitchen and bathroom clean; everyone pitches in on a housekeeper for the common areas (that cost is in the rent).
• We share one bathroom, so the household doesn't bring guests or overnight visitors — we meet friends elsewhere.
• This is a no-pets household.
• No cigarette smoking or vaping anywhere on the property; cannabis outdoors only, on the covered veranda.
• Alcohol-free home: alcohol isn't stored or consumed inside, and no one returns to the house intoxicated.
• Quiet hours 10pm–7am, seven days a week.
• No candles or open flames; don't leave the stove unattended while cooking.
• No firearms, weapons, or illegal drugs anywhere on the property.
• No open food, dirty dishes, or trash left in bedrooms (pest prevention).
• Windows closed and locked when not in use; exterior, security and glass doors locked at all times.
• Linens aren't provided — bring your own bedding and towels.
• There's no bicycle storage or place to lock a bicycle on the property.
