What we collect

Account info — name, email, password (stored as a secure hash), role (renter or landlord), and an optional profile photo.
Profile & listing content — what you choose to share: budget, move-in date, lifestyle preferences, bios, property details, room photos, house rules.
Messages & applications — conversations and applications you send through the site.
Verification status — whether an ID or background check passed. The checks themselves are performed by the providers below; we store the result and a reference number, never your ID document, selfie, or report contents.
Payment status — handled by Stripe. We never see or store card numbers.
Basic technical data — IP address and device/browser info, used for security and abuse prevention.

How we use it

To run the marketplace: showing listings and profiles, delivering messages and applications, displaying verification badges, billing landlord memberships, sending transactional email (application alerts, message notifications, billing notices), keeping the community safe — which can include reviewing listings, reports, and messages for fraud, safety, and fair-housing compliance — and meeting legal obligations. We don't sell your personal information, and we don't use it for third-party advertising.

What's visible to others

Published listings are public (with approximate map locations only — exact addresses stay private until you share them). Renter directory profiles are visible to signed-in users, showing only what you chose to include; you can hide your profile from the directory at any time. Email addresses and phone numbers are never shown publicly. Concerns and complaints are private — shared only with us and the other party.

Service providers

Supabase — database, login, and file storage (data encrypted in transit and at rest).
Stripe — membership billing and ID verification (Stripe Identity). See Stripe's privacy policy.
Screening provider — Certn, an FCRA-regulated screening provider, runs the national criminal background checks you request. Reports are prepared under the federal Fair Credit Reporting Act, and you control which landlords may see results. We do not offer credit checks.
Resend — sends our transactional email.
Cloudflare — hosts and protects the website.
Analytics & ad measurement — Cloudflare's cookieless web analytics, plus a Meta (Facebook) Pixel loaded through Cloudflare Zaraz that helps us measure our own advertising. The pixel may set cookies or similar identifiers in your browser; see Meta's privacy policy for how Meta handles that data.

Your choices and rights

You can edit or delete your profile content, hide yourself from the tenant directory, and cancel your account by emailing us — we'll delete your personal data except what we must keep for legal, billing-record, or safety reasons. Depending on your state (for example under the Colorado Privacy Act and similar state privacy laws), you may have rights including access, correction, and deletion of personal data; email us to exercise them and we'll respond within the legally required time.

Retention and security

We keep data while your account is active and for a limited period afterward for legal and safety purposes. Access to personal data is restricted, all traffic is encrypted (HTTPS), data is encrypted at rest, and database access is controlled with per-user row-level security.

Children

USA Coliving Finder is for adults 18+. We do not knowingly collect data from children.

Changes

If we make material changes to this policy we'll post the update here and note the new effective date.
