USA Coliving Finder ("we," "us") is a national online marketplace that connects independent coliving landlords with renters across the United States. We are a venue only: we do not own, manage, inspect, or lease the homes listed, we are not a party to any lease or tenancy, and we are not a real estate broker, property manager, or landlord. Decisions about who rents and where you live are made directly between landlords and renters.
You must be at least 18 to use USA Coliving Finder. You agree to provide accurate information, keep your login secure, and use the site only for finding or filling coliving rooms in states where listings are open. Properties may only be listed by their owner or with the owner's permission. We may suspend or remove accounts or listings that violate these terms, misrepresent a home or a person, or harm the safety or trust of the community.
Rent, deposits, and any move-in payments are made directly between renters and landlords, outside USA Coliving Finder. Renters are never charged to search, apply, or message — only landlords pay for membership. We never collect or hold rent, and anyone asking you to pay rent "through" USA Coliving Finder is attempting fraud — report it to us immediately.
USA Coliving Finder is one national platform whose services switch on per state. In serviced states (currently Colorado), the platform’s state-specific layer applies, including a maximum stay of 11.75 months. In connect-only states, we introduce landlords and renters and provide the operating tools, but we do not provide legal documents and we are not part of the transaction: landlords attach their own lease, sublease, and application documents, and each landlord sets their own maximum stay. Everywhere, listings are month-to-month with prorated first months for mid-month move-ins and 30-day written notice ending at month-end; where the law of your state requires more notice from the party ending the tenancy (for example, Georgia, Delaware and Maryland require 60 days from landlords), the longer legal minimum controls — see our state-by-state notice table. When several qualified applicants want the same room, landlords are encouraged to offer it to the applicant who can fill the opening soonest, with ties going to the earliest application — applied equally to everyone. These are platform conventions; your actual rights and obligations are set by your written agreement with the other party and by the laws of your state and city.
Discrimination based on race, color, religion, national origin, sex, sexual orientation, gender identity, familial status, disability, marital status, source of income, or any other protected class under federal, state, or local law is prohibited on USA Coliving Finder. Listing fields are neutral and screening criteria must be applied consistently to everyone. Listings or messages that violate fair-housing laws will be removed. Limited exceptions in fair-housing law (for example, certain shared-living situations) are between you and the law — consult an attorney if unsure.
ID verification, background checks, and credit checks are optional services performed by third-party providers (for example Stripe Identity and FCRA-regulated screening providers). A badge means a provider reported a successful check at a point in time — it is not a guarantee about any person. Screening reports are governed by the federal Fair Credit Reporting Act: they may be used only for tenant-screening purposes, and landlords who decline an applicant based even in part on a report must provide the adverse-action notice the FCRA requires. You remain responsible for your own judgment and for complying with the screening and rental-application laws of your state and city, which the platform’s features do not replace.
Concerns submitted through the site go privately to us and to the other party — not to the public. The person a concern is raised about is notified and may respond ("appeal") before we take account action. We may suspend or remove accounts to protect the community, and suspended landlords' billing is paused while suspension is reviewed.
You own what you post and grant us a license to display it on and in promotion of USA Coliving Finder. Don't post content that is false, infringing, unlawful, or includes someone else's personal information without consent. Example listings and illustrative profiles are clearly labeled and are not real homes or people.
USA Coliving Finder is provided "as is." We do not guarantee that any listing, person, or check is accurate, that rooms will be filled, or that the service will be uninterrupted. To the maximum extent permitted by law, our total liability to you for any claim arising out of the service is limited to the greater of $100 or the amounts you paid us in the 12 months before the claim. Nothing here limits liability that cannot be limited under law.
These terms are governed by Colorado law. We may update these terms; material changes will be announced on the site, and continued use after changes means you accept them. If any part of these terms is unenforceable, the rest stands.
