Every home listed on USA Coliving Finder commits to these standards:

What every listing commits to

One clear monthly price — the amount on the listing covers the room plus the share of household costs stated there (utilities, internet, and any shared services). The price on the listing is the whole price.
Move-in-ready rooms — furnished or unfurnished, stated clearly on every room.
Written house rules shared with every applicant.
A stated cleaning routine for shared spaces.
Accurate availability — rooms confirmed open every 30 days.
Responding to applicants within a few days.
ID verification both sides.

Every landlord uses their own documents. Each landlord uploads their own rental application, lease or sublease agreement, addendums, house rules, and legally required disclosures. USA Coliving Finder does not supply, draft, review, approve, or endorse any landlord's documents, and no landlord's documents are ever shared with or shown to another landlord's tenants.
We provide tools, not legal documents or legal advice. Uploading, delivering documents to accepted tenants, and electronic signature are tools. The contents, terms, legal sufficiency, and compliance of any document are solely the responsibility of the landlord who uploads it.
Have your documents reviewed by an attorney. We recommend that every landlord have their application, lease, and addendums reviewed by a licensed attorney in their state before use, and that every tenant read every document in full before signing.
No liability. USA Coliving Finder and its founder assume no liability of any kind for any landlord's application, lease, addendum, disclosure, or house rules, for any agreement entered into using them, or for anything that happens between a landlord and a tenant. Rent, deposits, and fees are paid directly between landlord and tenant; USA Coliving Finder never holds or handles those funds.
